I have two older enclosed trailers that I need to coat / seal the roofs.

What material / caulk / sealant do you guys recommend?

We just recoated two trailers earlier this year. Cooler temps inside, just sitting in the sun. Gets even better with AC on. Your trailer size wont need 5 gallons, might use the 1000 stuff, should find it by the gallon. Two gallons will cover your trailer. I used this stuff, works great. Roller it on in the middle area, brush in the edges. Goes on thick, dries fast. BLACK JACK Elasto-Kool 700

First trailer looks like a rubber roof.It will be either TPO or EPDM.
You need to be sure before you go slopping some bullshit on top.
TPO needs to be resealed with shit like DICOR seam sealer then a roll on sealer .That uausally require cleaning priming then sealing
Dicor makes products for TPO and EPDM

The second roof is meatl as ovious with rust
A good brand of elastomeric may be pretty good
Clean is highly recommended on any roof coating if you want it to work well

.

I have two RV's and my racecar trailer.
I tried the cheap Elastomeric stuff from Menards on my leaky RV rehab project and it sealed great in one coat.
I did add another coat and did all three with 2 coats and could not be happier!!!

Don't know about the first but on the second you need to neutralize the rust. I'd use Ospho to neutralize the rust then you can coat it with a roofing sealer like Kool Seal, or Henry's. I've used the elastomeric sealer on my trailer and it works good. It's a good coating but you need to seal the seams first before coating. I scraped all of the sealer and cleaned with lacquer thinner then sealed it. Don't use silicon!!! Instead of Eternabond I used Peel & Seal available at Lowes it comes in a roll and it's 6" wide. I split it lengthwise and used 3 " wide strips to seal all of the seams.

koolseal the metal roof and it also works on the rubber one's as well been using it a long time on RV's and metal roof mobile homes. lasts about 3-5 years depending on the environment and will need reapplied. Prep is key others above have covered that.
