Best towns/citys in Tennessee?

With all this talk about housing prices and the eventual upcoming crash in housing... I would like to spend a little time visiting Tennessee... maybe retire there... scout out some places to buy a home outside of the city, preferably near water (if there are any good lakes to line on or near). Prefer to buy some acreage/ put up a large pole barn. Some place with relaxed building restrictions/ordinances, but not a hour from descent stores/food/hospitable. Who's lived/lives there? What areas did you like the best? What city's places to avoid?
Any recommendations?

Check out the Counce/Pickwick area in west TN, there is a huge lake and it is a regular vacation spot. There is golfing, camping, fishing, fishing tournaments, several hunting clubs, offroad riding areas and an 1/8 mile drag strip nearby. Memphis International Raceway is only 2 hrs away, Holly Springs drag strip is only 1.5 hrs away. The nearby Pyburn community would have what you're looking for as far as available land.

Edit: There are also boat dealerships and boat rentals available.

Same idea as you have, I be from Texas around DFW area and I am going to retire to Tennessee. Just bought a lakefront lot on private gated community, large one at that about 8000 acres. Wasn't too pricey actually going up there tomorrow to stake out where we want house built. Unfortunately the builders are all booked for a year or so. It is the town of Monterey which is exactly half way between Nashville and Knoxville on I40. There is land available and I promise you would not be dissappointed in looking there. It is situated about one hour or so from all major attractions in Tennessee, definately some laid back country mountain living. There is 2 fairly large cities about 20 minutes east and west that has all the major ammenities but far enough away where it doesn't affect the vibe of Monterey.

Well they are running wild here too. Everywhere you go there are beeners. Go to the grocery store, packs of wettbacks blocking the isles, go fishing at the lake, packs of beeners at the boat ramps, leaving trash, dirty diapers, & generally fucking stuff up. When i go to work, (electrician) every house we are working on, 7 different jobs, almost all fucking burro humpers. Stay out of East Tn, they are taking over.

Avoid Nashville and Memphis. Lots of 1/8th mile racing around the state if you want access to tracks.

Changing the subject - Didn't you buy a big trailer full of Ford AOD/4R70W parts? I tried contacting you about getting some parts but never heard back.

Yea I was thinking I would like to avoid the densely populated areas.
And yes, I do have lots of new oe parts for 4R70W's... I saw your post message months after you sent/posted it.
My phone# is in my signature 586-777-4444. I had hoped to take apart the planets and maybe have all the gears micro polished/croyo'ed to see if I could get them to last longer at your power range. I've done some with similar power/weight to yours and see the same life you are seeing... but the customers I had running them moved on to something different. Call me if you want to talk-

TN car insurance is outrageous due to uninsured motorists here. Way too many drivers rolling with nada. And using blinkers is 50/50, go figure. Property tax is reasonable IMO. Plates are cheap but any counties surrounding Metro Nashville get emissions annually, $9. State troopers are dicks but local cops are usually cool.

Look toward East Tennessee, there are several big lakes for Fishing and boating, land is not outrageous and in the fall it cannot be beat. Knoxville, Pigeon Forge, Gatlinburg, Bristol are all in E. Tn. I moved here almost 16 years ago from Florida, I wish now I had done it much earlier in life.

sooner or later the amount of people moving to these other states is going to have an impact, might not be on the state level right away, but local politics will change. and from there it will change on the state level..... this is why its important to vote, not just for president, but voting in your local town elections all the way up thru in EVERY election...... if you keep the local politics in check it will have an effect on other elections.

i have been here for 16 years and i am fairly sure i would never leave. i do worry about all the idiots moving here from MI CA WA NY NJ and every other shit hole you can think of though. i grew up in cleveland so i know a shit hole when i see one. please use your head and think about what you are leaving and why, so unless you want here to become there, do not move here. thanks
